Electromobility is the mobility of tomorrow. That's why there are more and more public charging stations. But what is the best way to charge electric cars at work or at home?

Do you own an electric car and would like a private charging station? A good idea, because it will add value to your property in the long term. The situation is relatively simple. You ask for advice and commission a provider with the installation.

However, if you are a co-owner of a parking garage or even a tenant, the procedure is slightly different. First you need to inform the co-owners or property management about your plans. It is essential that they give their consent. It is then up to you to decide whether you prefer a scalable comprehensive solution or a stand-alone one. Only then can you instruct a provider to install a charging station.

Installation of charging stations in parking garages

A charging station for electric cars adds value to any property. The simplest option for a future-oriented and scalable overall solution is to use a flat cable for all parking spaces. It is a basic installation with which you can connect each parking space to a Wallbox or wall-mounted charging station as needed. As a result, the initial costs for each parking space are relatively low and generally approved.

The larger investment, e.g. for a Wallbox, makes sense only when the actual demand for an electric car is met. With this solution, the electricity for all charging sessions is billed over the general meter. Smart Wallboxes mean orderly billing: Billing is invoiced collectively, with each Wallbox shown individually. This avoids the often discussed cross-subsidising of electric cars by other parties.

Intelligent charging solutions communicate with other devices and enable load management and transparent billing.

Property management receives a credit for all charging sessions in the parking garage that it must carry over to the general electricity bill. It then produces the utility statement. This eliminates the need for complicated billing of the costs for each parking space. Intelligent Wallboxes can also handle load management. They measure and optimise the load on the power grid. The advantage of this is that only as much electricity as the house connection allows is charged in the parking garage. This eliminates the need for an expensive booster for the house connection.

Owners and property managers usually prefer this option. In some circumstances, however, this solution is less popular with joint owners of parking garages. People for whom an electric car is not an option also in future may not agree to the procedure because they do not want to co-pay and cross-subsidise the entire installation. So, it's good to know that there are reasonable alternatives.

Charging station as an individual solution

The alternative is to use a cable only for the respective parking space and to charge the electricity to that user. This solution of course also requires the consent of co-owners or property manager. It also would work only if no additional charging stations are added later, because doing so may cause congestion in the house connection and make it necessary to switch to the comprehensive solution mentioned above. A comprehensive solution is more flexible and cost-efficient if installed right at the beginning.
